This has been my month so far. And today? Ugh!
1. The owners were to come to the property last month.
2. We vendored out extra painters, cleaners, maintenance to get the property looking its best
3. And they expect the best. Whether new or old, the buildings and the available apartments must look their best. No cob webs, scuff marks on corridor walls, apt walls, no soap scum in shower door tracks. You get the picture. I had it looking its best. And we did not have much time to do this.

I, who's responsibility of running 102 units, in charge of maintenance, weekend staff, and responsible to lease up, turn apts (make ready) quickly, oversee budgets (stay within the yearly budget) and variance reports, was helping George our maintenance staff haul and spread out over 200 bags of redwood bark. I was cleaning door tracks, shower door tracks, painting... everything
4. I was beat. My newly stained back from the gym, even worse.
5. The owners canceled. They never showed. That was 4 weeks ago.
6. They are to show up this Tuesday. And this is for sure

So a month goes by. The property is looking good. But there is still more to do. Things to fix, spiff, clean. And the building , with all the foot traffic, needs constant attention. Our large lobby windows, hand prints appearing. Hallways, getting scuffed again. It is never ending.

Our front entryway steps were to be resurfaced last week, a week long process. It was to be finished last week, so we could install the new awning. The suppliers for the contractor screwed up. So they start tomorrow instead. Ugh! The front is clean, even cobwebs and dust off the shrubs, pagoda lights, windows, etc. They are going to mess it all up. They finish Monday.
The owners are here Tuesday. I am at a training seminar Monday thru Wed. Ugh!

7. So I arranged to take today and tomorrow off. I was at the gym at 6 am, then to work in grubbies. I spent most of the day, spot painting our 14,000 sq ft of hallways, stairwells, model, and focus units. Yes we could vendor it out again, but by the time you show them everything, and monitor, we could of done it ourselves. And they have no idea what the owners expect.
8. Tomorrow, finish up painting. Go over the vacant units, cleaning things the cleaners always miss. Redo the windows, clean where needed, and shower door, and closet door tracks of course. All of this is very time consuming. Plus I am doing our Month end reports early, tomorrow, for our switch over from AMSI to OneSite (Real Page). That will take some time too.
9. And with the wind and pollen from the trees these pasts few weeks, there is a bit more to do.
10. So you thought management was just sitting in an office and looking pretty? Nope! Welcome to apt management
11. What erks me, is that this multimillion dollar foundation , just pinches their pennies. The management company is linked somewhat with this foundation( all are owners of each other). They are tight with raises. It is like pulling teeth to get some extra staff. They are resistant in upgrading the apts, but expect to get the highest rents.
12. So Tuesday the owners, asset managers, finance managers will visit the building, for their look at our new lobby windows, and their white glove test. They may stay 10 or 20 minutes, then leave.
13. My friend that manages one of their other properties, said she has never worked so hard for a management company in her life.
14. OY!
15. At the gym at 6 am, then to do more at the property tomorrow
16. I'm beat. off to sleep early!
